This is a brilliant opportunity to join this estate agency group who offer fantastic career progression. They are looking for a SALES AND LETTINGS AREA MANAGER looking for the perfect opportunity with a market leading premium brand

As the Sales and Lettings Area Manager you will be responsible for:

Key Area Responsibilities:

  • Plan and manage your personal diary to ensure key business areas are monitored.
  • Plan diary ahead ensuring that all urgent outstanding items are given priority.
  • Conduct branch visits and ensure all meetings are conducted to maximise efficiency.
  • Ensure all elements of the company business objectives are understand by staff and are implemented.  
  • Conduct regular performance review meetings in line with company standards and league table generation.  Run competitions within approved budget levels and approved activities/prizes.
  • Proactively recruit quality staff for your own operation and the company. Through personal search and selection techniques head hunting potential candidates maintain a candidate database with regular follow up calls with a view to making interviews.  
  • Engage in all recruitment activities from interviewing, job requisition, through to interview feedback and job offer, convert interviews to job offers and onboarding. Ensure all paperwork is completed in line with companies’ standards.
  • Develop, mentor and coach your staff to retain and improve your top performers through regular career reviews and mentor meetings. Ensure all paperwork is documented in line with company procedure. Monitor progress and follow up previous actions set at subsequent meetings.
  • Drive the market appraisal initiatives to take priority over other activities so they continue to happen regardless of staffing levels.
  • Pro-actively grow your areas market share in your coverage area regardless of market conditions whilst meeting all financial targets.
  •  Ensure customer perception of market share is maximised by ensuring that all stock is bought to market within 24hrs and that board penetration is maximised.  Prioritise main road locations using canvassing methods in line with company approved methods.
  • Ensure financial services targets are achieved within your area. Ensure financial services results form part of your one to one performance reviews with managers and negotiators. Conduct additional performance reviews and coach underperforming staff.
  • Achieve conveyancing referrals and sign up’s for your area. In particular ensure a high conversion level of conversion for new clients to sign ups to ensure a high penetration.
  • Ensure conveyancing results form part of the regular one to one performance reviews with Managers and Negotiators. Carry out additional performance reviews and coach underperforming staff.
  • Achieve property management instruction targets and let results form part of the regular one to one performance reviews with your staff.  
  • Ensure all branch marketing material is fully compliant within company brand guidelines
  • Adhere to, and ensure managers within branch adhere to, all HR policies and procedures including taking responsibility for health, safety and security of all staff. Documented these records to ensure that this has been done at all times.

Key Personal Responsibilities:

  • Personally, secure referrals from your instructions and branch-based activities in the line with expected Key Performance Indicators
  • Personally, generate a fee income in excess of your personal cost to the business.
  • Carry out market appraisals every month. Secure the appropriate number of instruction and business opportunities required
