BASIC SALARY UP TO £30,000 D.O.E £60,000 OTE + CAR ALLOWANCE
My client, a large well established Estate Agent is looking for a motivated and adaptable New Homes Sales Manager to be based in Wimbledon Village. You will maximise the Company income through strengthening relationships with existing clientèle, as well as introducing new business whilst also meeting personal performance objectives in sales and cross sales.
Salary will be underwritten at £60,000 minimum for the first 12 months , thereafter a commission structure will be set once the department across South West London has developed.
Network and create new relationships with local new homes builders
Deliver personal sales of new homes properties
Deliver personal cross sales leads
Coach and develop a team that work in synergy.
Collate, analyse & monitor management information - identify and implement any required actions.
Identify opportunities to develop the business including proactive maintenance of housing stock with provision of competitor data within the market place.
Encourage team working and effective communication.
To assist in the effective recruitment and retention of staff.
Ensure branch staff achieve minimum performance standards as set out by the Company.
Prospecting for new business and developing business from new landlords, new homes and residential sales.
Act as a lead generator and maximise on all business opportunities
Be a flexible and fully integrated leader and member of the management team providing a customer focused service
Ensure compliance with brand standards and current legislation in line with the organisations service level agreements.
Achieve agreed targets in relation to Key Result Areas and successfully manage contributions from the New Homes team as well as the Residential Sales teams by setting expectations and managing individual performance to agreed targets.
Network, develop and nurture business relationships with landlords and investors
Be able to demonstrate effective influencing and selling skills with all prospective customers, including internal and external contacts .
Be able to sell the benefits and features of the LSLi product to lead in both new homes and the residential arena.
Demonstrate understanding of the local property market conditions and improve market share of the business.
Have good communication and interpersonal skills.
Be able to lead, manage, motivate and coach a sales team both directly and support the Land and New Homes Director in developing the Residential Sales teams New Homes performance.
Have and demonstrate good presentation skills.
Ability to demonstrate a positive attitude and professional manner when dealing with both internal and external customers.
Good time management skills.
Proven ability to multi task effectively and efficiently.
A positive approach to continuous improvement and change.
An Ability to set up and implement effective systems and then work with them
Have the ability to maintain good working relationships with other departments within the business and identify business opportunities available to the Group.
Experience in both Sale and New Homes Estate Agency
Excellent interpersonal and listening skills
Competency using Excel and Word
Ability to work to defined policies and procedures
Ability to demonstrate a good level of influencing and negotiating skills
Full knowledge of relevant legislation affecting the operation of residential sales and new homes
